Utility Allowances

We provide utility allowances for both multi-family and private agencies. Using the Energy Consumption Model (ECM), we offer accurate energy reporting based off of existing on-site energy savers at each community.

The Engineering Method or Energy Consumption Model allows the pattern of existing HVAC systems, occupants and appliances in order to estimate the energy use of a building. Energy Load, solar load, thermal envelope loss and gain is calculated using this method. Thermal loads modeled using ACCA (Air Conditioning Contractors of America) Manual S & J methods. Cooling and solar loads are calculated using ASHRAE (American Society of Heating, Refrigeration, and Air-Conditioning Engineers) standards.

At Energy Consulting, Inc., we use an “8760 Program”, which runs the energy use every hour of every day for every month of the year. This allows for further accuracy, because utility rates are intended to be applied monthly – with consideration for fluctuating source cost and seasonal demand.

Hourly weather data is used to perform an hourly energy consumption and arrive a monthly energy use for each fuel source. The meters are used to calculate the final monthly energy use. Current existing rate structures are used to calculate dollar amounts. Multiple zones can also be taken into consideration with this model.
